Berlin Calling - Germany's capital is booming and so is demand for high-end real estate

Yoo Berlin inspired by Philippe Starck - Good progress in the project realisation.

When it comes to where is best to invest in private real estate in Europe, cities like London and Paris are always a top choice. But considering the rather high prices in these two cities, another option which is becoming more and more attractive may be considered: Berlin.
Berlin has always been of great interest to people from all around the globe. Not only politically, as it is the home of the German government (the most important government in Europe), but also (and even more in recent years) as one of the (if not the) most creative and most exciting cities in Europe. From the café culture, to the iconic buildings of previous Reichs, to the seemingly endless art galleries and museums, to the rich club and creative scene, as well as to the old west and east centres of the city, Berlin is buzzling with possibilities.

The focus on Berlin is also clear in the sector of the real estate market which, at the moment, is one of the hottest markets in Germany. Traditionally, Berlin has a very prominent rental market: only 16% of Berliners namely own their own property. The demand for high-end rentals is huge due to a large number of people moving to Berlin due to work. In addition, construction activity in Berlin has lagged demand for years with the number of new offers in the housing market not even coming close to meeting the rising demand. These two facts, besides many others, underline the growth of property prices and rental prices. A report by Jones Lang LaSalle indicates that figures from the 2nd half of 2011 emphasize the trend towards a further increase in rental and property prices.

Following the trend from the years before, property prices for condominiums grew also in the second half of 2011 by an average of 13.6% compared to the same period a year ago. Central locations such as Mitte have seen an even higher growth in prices than the average. With prices in Munich and Hamburg still way higher than in Berlin, the capital remains a good location where to invest.

One of Berlin’s newest developments, the uber-cool Yoo Berlin by Philippe Starck, set in one of the most historic locations, right on the famous Friedrichstrasse and next to the government district, will cater for the demand of high-end, luxury real estate in Berlin’s centre. The property, developed by a Swiss developer, offers stunning architectural details (by architect Eike Becker) and a sophisticated interior design where clients can choose between four interior patterns all carrying Philippe Starck’s signature. Based on the property’s location, close to Berlin’s famous shops, restaurants, bars and cultural venues and on the growing demand for top real estate in unique locations of Berlin - Yoo Berlin by Philippe Starck with all its comfort and uniqueness can be considered a good choice for who wishes to invest in a stylish and prestigious city retreat. Join our group of lucky clients who bought a property in Yoo Berlin through us and, once the exclusive residences will be finished and ready to welcome the owners, you will not regret it.

Thanks to close connections and relationships to affiliates of our networks such as Christie’s International Real Estate and Leading Real Estate Companies of the World - Wetag Consulting International Division is able to help its clients on their real estate needs almost anywhere in the world.
Malta – The hidden secret for high net worth individuals?

Malta, the small archipelago in the centre of the Mediterranean Sea, just 8o km south of Sicily, is well known for its ancient setting, the very mild climate and almost unparalleled health care system (according to the to the World Health Organisation, Malta has the 5th best healthcare service in the world). It also has a very good education system (more than 90% of all Maltese are bilingual Maltese and English speaking) and good business infrastructure.

Even with the island still best known as a cheap and cheerful holiday resort, the overall situation is changing and the island attracts more and more a more wealthy group of visitors. Easy to reach with direct flights from many European cities (London only a three hour flight away), Malta attracts tourists from all over the globe looking for some of the best diving spots in Europe, which Malta is known for as well. The island is also a sought-after stop by many cruise ship tours in the Mediterranean Sea where thousands of tourist visit the charming town of Valletta each year. Aside from the demand in tourism, Malta offers businesses a very advantageous business environment with attractive tax benefits and a friendly business infrastructure. The government created special programs to lure aviation and shipping industry for example. And now, the island becomes even more attractive for high net worth individuals by offering very interesting financial benefits when purchasing a home.

Last year, Malta introduced tax legislation designed to attract these high net worth individuals. In January 2011, the government started with the introduction of the Highly Qualified Persons Rules with the goal to support the islands financial services industry. The initiative offers incomers in a range of executive positions in financial services that will pay tax at a rate of only 15 per cent, provided they have an income of at least €75,000 a year for five consecutive years. Later that year, in September, they ruled out another program, the New High Net Worth Individuals Scheme, where the government tries to encourage people to contribute to Malta's economy and not simply keep a second home there. Taking first residence in Malta where you must life for at least 90 days and purchasing a property worth at least €400'000 (or spend €20'000 a year in rent), the applicants foreign income will be taxed at 15% only with a minimum tax payable of €20'000 a year. In addition, Malta has no inheritance tax or capital gains tax on a primary residence what makes Malta a true tax haven and worth to consider moving there.

There are many new developments around Valletta with high quality real estate, more likely apartments, looking for these kind of buyers who want to take advantage of these new established benefits. Besides more known cities such as Valletta, Sliema and Madliena, which are the favourite spots amongst international buyers, there are some locations which can be considered secret, offering character charming squares with street markets, cafés, bars and high quality properties. The village of Rabat - yes right, the other Rabat than the one in Morocco – is such a hidden secret with a charming village centre, ancient buildings and all that only a short drive from Malta's international airport and city of Valletta away. Here in Rabat, one of the most luxurious real estate in Malta is currently being offered for sale.

Towns on Malta are known for their cultural rich Palazzos, with their inner courtyards and wells. The luxurious Palazzo, also known as “The Palace of the Countess” has been renovated and modernized by its current owners, paying huge attention to each detail to bring back the charm of the old Palazzo, but without missing all the amenities of today’s luxury living. The home features multiple air-conditioned living areas, several spacious bedrooms, a well-designed entertainment area, offices, a gourmet style kitchen and much more. After the addition of a neighbouring property, the courtyard doubled in its size. A beautiful, mosaic tiled pool, a roof terrace and a three car garage round up this unique property. Maybe the property’s most special feature is its glass floor on the ground floor providing day light for the lower level consisting the entertainment area and wine cellar. The museum quality like property is perfect to entertain guests, to relax with family or to work from home. A true haven on the island of Malta.

Posted by: Peter Rabitz

Recently on a sunny day in October, I went up to Andermatt with clients to show them the development Andermatt Swiss Alps as well as for an update on the construction progress. Already when entering the Ursern Valley, after a 1 hour drive from Lake Maggiore only, the changes and progress in construction where just obvious and not to be overlooked. Multiple cranes on the construction site of the future apartment buildings, an area called “Podium,” prove intensive and numerous building activities. The first parts of the Podium on which the apartment buildings will be constructed on are clearly visible. The Podium will house the complete infrastructure of the future and newly built village including building maintenance facilities, resident parking and all access and exit routes. Residents will enjoy a hassle free arrival despite any weather conditions as well as parking with direct access by elevator to their apartment. Another advantage by that “underground” solution is that the village on top is going to be a car free zone where one can freely stroll around.

Passing the construction site of the Podium and moving towards the village centre of Andermatt, the cranes of the future 5* Chedi Luxury Hotel attract attention. The scenery of the upcoming Chedi Hotel becomes more and more impressive as one gets closer. The main hotel complex is up and construction workers are finishing the massive roof in order to get the buildings ready for the winter season. Windows are being installed so work can proceed during winter. Right next to the hotel, the Chedi residences are under construction where apartments and lofts are being sold. The residences will offer its residents the same service and comfort such as wellness/spa, ski butler, valet parking, cigar lounge and much more, just as the hotel offers its guests and residents. Embedded in harmony with the surrounding architecture, these residences offer the future owner a charming lifestyle within the comfy living environment of an alpine village, but without missing out on the luxurious amenities of the luxury 5* Chedi hotel.

With all the unparalleled luxury the Chedi offers - summer and winter alike - it doesn’t come by surprise that most of the very attractive units have already sold. In the main hotel building, there are only a few units left, but where you still can choose between an apartment with a nice view onto the slopes of Nätsch/Gütsch, the Gemsstock or onto the valley. Units facing the beautiful valley also enjoy a view onto the hotels backyard with its large scaled pond where one can ice-skate in winter while others relax on sunken and comfy seating areas alongside the pond which invites to relax. Rear units also enjoy a glimpse onto the extensive glazed wellness and spa center with its gigantic pool.

The hotels inside however still require some imagination, but the generosity of the premises can be foreseen due to the spacious interiors and the open floor plan. Warm colours, noble wooden built-in’s and furniture in an luxurious alpine chic style will dominate the interior design and boast an absolutely cosy atmosphere as one can imagine by looking at the glossy brochures.

Altogether, the recent visit of the construction site of Andermatt Swiss Alps has been extremely worthwhile and it’s a great feeling to see something extraordinary and one of a kind within the Swiss alpine region growing. The visionary plan of the Egyptian investor Samih Sawiris has been getting proven right by a steady client request as well as by the sales of many units either within the luxury 5* Chedi hotel or one of the first 6 apartment buildings available. This also underlines the significance as well as interest on a year-round holiday destination in close proximity to metropolitan cities such as Zurich and Milan. With the completion and opening of the Chedi hotel in 2013/14 and by that time also of the new to be opened Gotthard-Oberalp- Ski Arena, interest will surely surge. More and more prospects express serious interest in a vacation home in Andermatt Swiss Alps so why not you too?
Investment in German residential real estate

Germany in general is a rental market with an average home ownership quote of 43%, which is quite low compared to other European counties or the United States. Germany has a higher proportion of renters compared to other countries in Europe - the average home ownership quote in Europe is about 60%. In Germany, home ownership is more common in rural areas and larger cities (more than 500,000 inhabitants) show the lowest rates. With Vienna being very popular by property investors in Austria, German cities like Munich, Hamburg, Frankfurt and Berlin lead the list of interesting residential investment markets in Germany. News agency Reuters reports: “German residential real estate prices increased in the forth quarter 2010, driven by the country’s economic recovery and improving labour market.” Munich and Hamburg are the undisputed places of interest for a safe property investment, but also showing the highest prices. Berlin however, is one of Germany’s investment hotspots in terms of investing in apartment buildings. Berlin has always been dominated by rentals and is not going to change dramatically. Lately, Berlin also sees an increasing interest in the upper end property market, be it rentals or sales. Wetag Consulting, as the exclusive affiliate for Christies International Real Estate, is involved in the sale of Berlin’s most prestigious residential development – Yoo Berlin by Philippe Starck. Developed by a Zurich based international real estate developer, Yoo Berlin is one of the most talked about developments in the current market. Without a doubt, residences within Yoo Berlin belong to the very finest and with an increasing interest in Berlin due to events like the currently happening Berlin Film Festival, interest in high-end rental and freehold properties will increase as well. I wouldn’t call it a ordinary investment property, but if you are looking for an upscale, arty city pied-à-terre it is definitely worth it to consider.

Posted by: Peter Rabitz

It's Showtime baby....Fashion Week Berlin 2011

Berlin starts the New Year with one of the most successful fashion events not only of Germany – the Mercedes Benz Fashion Week. Fashion victims, designer, models, starlets, actors and all people with a passion for fine clothing will hit the city and spread across shows, stores, galleries, restaurants and clubs. Main events taking place from January 19th till January 22nd at Bebelplatz, right in the historic centre of Berlin. The fashion epic centre is located near the pulsing hip district Mitte whit all its fancy shops and galleries. The historic part of Berlin along the street “Unter den Linden” stretches from the well known “Brandenburger Tor” all the way to the Alexanderplatz. The main tent of Fashion Week stands right in front of Rocco Forte’s glitzy 5* Hotel de Rome. The “Gendarmenmarkt” and Berlins shopping street “Friedrichstrasse”, Berlins world famous Museum Island are also right around the corner. Fashion and design are inevitable interconnected and so is architecture and design. When strolling through the streets of Berlin there are great examples of good architecture around. My favourites around these neighbourhoods are the “Neue Nationalgalerie” built by architecture icon Mies van der Rohe, the “Deutsches Historisches Museum” by I.M. Pei and Frank O Gehry’s designed headquarter of DZ Bank with its awesome interior space.

Only a stone’s throw away is Berlin’s newest and most sophisticated luxury residential development Yoo Berlin. At Yoo Berlin, fashion meets design and architecture in a very sexy way. Interiors are designed by noted designer Philippe Starck who set footprints all over the world already. I am pretty sure there will be some fantastic events held in Berlin, and clubs will be filled up by all the fashion victims from around the globe. So get your dancing shoes ready to celebrate Germanys hottest fashion nights.

Posted by: Peter Rabitz

Daniel Libeskind's first private villa is complete

Daniel Libeskind, known for his deconstructive architecture, as seen in examples such as the Jewish Museum in Berlin, the Royal Ontario Museum in Toronto and on the expansion of the Denver Art Museum, to name just a few examples of his work, has finally completed his first private home. The German edition of Architectural Digest published the building in its recent January issue and offered interesting insights on it. Daniel Libeskind designed for some of his art scene friends, a very spectacular weekend house in Connecticut, United States - which is called 18.36.54.This eccentric name comes from a spiraling ribbon of 18 planes, defined by 36 points connected by 54 lines. The shape of the Libeskind building is typical, with tips, edges, dislocations, fractures and folds and interesting insights. Similarly is the Libeskind’s metal cladding that was used on of the facade which gives the 190sq.m large house a special, reflective note. An architectural critic describes Libeskind’s newest building as „a sea snail, standing under high voltage ….” However, the comparison with a distorted crystal or a “hyperactive Origami in polished brass” is rather close. The draft for this home is based on the design of a Libeskind designed garden pavilion for London’s Serpentine Gallery. The interior reminds me in a way of some of the interiors of the Goldstein Residence designed by John Lautner in Hollywood Hills.

Equally interesting is that the architectural features shown in this structure are an essential part of the “The Villa - Libeskind Signature Series” design. The Villa - Libeskind Signature Series is a residential project in which only 30 copies are planned to be built exclusively by him worldwide in a “prefab“ designed house. A prototype of this villa was already installed in Germany and is used as a reception and representation building for one of its partners for many large projects he is working with. The Villa - Libeskind Signature Series is far less spectacular than the building that was built in Connecticut, but this is due also to the idea of the relative economic production in the planned quantities. Compared to “normal” single-family homes and villas this structure simply stands out and delights with the typical Libeskind design. The fans of Libeskind’s architecture that would like to buy the world’s first example, have the opportunity to fulfill their dream with a beautifully situated property in Locarno, overlooking Lake Maggiore. Here, the architecture interconnects with the typical Ticino landscape, flora and fauna. Looking at the exterior of the villa 18:36:54 one can only guess how the interior design of The Villa - Libeskind Signature Series looks like, as Daniel Libeskind will show us how he designed the distinctive central kitchen area. All we can say to the ones who are passionately interested in the house built in Connecticut, is that they should take into account the possibility of The Villa - Libeskind Signature Series. The project in Ticino, which is the world’s first complete offer of this kind, inclusive beautiful located plot, is probably the best option. If interested, I will gladly provide more information about this unique residential project.

Posted by: Peter Rabitz

Berlin, a rising star on Germany's horizon and what makes Berlin more and more attractive not only for tourists.

Seems that Berlins tough times are going to be history in near future, at least signs of recovery are obvious everywhere. Outlook for the once divided city is bright and the German capital gains more and more attention and recognition world wide. Celebrating 20 years of reunification, Berlin uses its not so glamorous past to show off its free and affluent future.

For me, Berlin has been and still is Germany’s SOHO, Greenwich, Wapping, Notting Hill or what ever other trendy city quarter you like to name. Soon after the wall came down, creative’s, artists and musicians moved to Berlin and enjoyed the open minded and free spirit you could and still can experience everywhere. The city is undergoing a transformation into a very much hot spot in Germany. Berlin’s trendsetter potential is well known and a recently published article in the Telegraph headlines their story the following “Berlin joins the cool crowd” what perfectly describes the city’s current status.

Sometimes, I believe all these positive news about Berlin’s growth and bright future outlook is so new to the city that it’s hard for Berliners to handle them and so it’s still very common to question everything rather than believe in the good. Of course, there is still a long way to go considering where the city is coming from and what difficulties it had to deal with – financial, economical and social wise. Therefore, it’s even more welcome when positive news makes a circuit.

Just today, Financial Times Germany published an article called “The capital on a roll” where they look at Berlin under the attention of the new international airport BBI who is scheduled to open for business in June 2012. The newly constructed Willy-Brandt-Airport, named after the former politician, is located in the very south of Berlin and will replace all three existing airports (airport Tempelhof already closed for business). The new and approx 2 Billion Euro expensive airport is planed to handle up to 27 million travellers with an additional extension planed to handle up to 45 million passengers in the end. Right now, the airport will rank Germanys 3rd largest after Frankfurt and Munich. Politics and economy link great hope with the airport. The region Berlin-Brandenburg is booming for quite some time, but which is barely perceived. A recent city ranking by the “Hamburgerisches Weltwirtschaftsinstitute” (HWWI) did take a look at 30 German cities where Berlin made a jump from the 24th to the 8th rank. HWWI boss Thomas Straubhaar states: “The growth engine started and locational advantages such as education, accessibility improved by far and continue to have an effect.

Berlin’s senator for economics states: “Already this year, the real national output will be higher than before the crises.” The long time not recognized industry is going to become more important again and the new BBI airport is a very important prerequisite for even more growth.

We experience Berlins increasing appeal by a broad range of interested parties from all over the globe looking for real estate opportunities in Berlin. We are proud to be able to offer them one of the most sparkling luxury residential developments currently available – Yoo Berlin. With celebrating the ground breaking ceremony few weeks ago and construction on its way, the development will be scheduled to open in 2013. Just last week, I was happy to attend the official launch party of the Yoo Berlin by Philippe Starck development which took place at the projects beautiful showroom, located on site. Philippe Starck - the iconic star designer, Eike Becker – the architect of the buildings exterior, Dr. Thomas Wolfelsberger – CEO of Peach Property Group (the developer), Jon Hitchcox – co-founder of Yoo and many other guests form showbiz, culture and economic gathered at the successful launch party. Yoo Berlin is going to be Berlin’s most successful luxury residential development with already 30% of all planed 87 apartments sold off plan. Yoo Berlin, the city’s most luxurious new scheme will be home to apartments, townhouses and penthouses as well as a boutique hotel and some small commercial units. The glamorous 10-storey block is located right on the river Spree and in close proximity to the governmental district, the famous shopping street Friedrichstrasse and all the fancy restaurants, bars and galleries of Berlin Mitte.

I am looking forward to go back to Berlin for another trip and would be happy to provide all interested people with more detailed information on Yoo Berlin or any other possible real estate opportunities.
Andermatt Swiss Alps - great skiing and winter sports, almost boundless ski fun on more than 130km piste

Things are in progress with the construction of the prestigious holiday resort by Samih Sawiris up in Andermatt. Only recently, the laying of the foundation stone of the Chedi 5 star luxury hotel has been celebrated and the development of the new part of Andermatt is also in full progress. In addition, some weeks ago it was announced that the Rezidor Hotel Group will be part of Andermatt Swiss Alps and is going to open their 8th hotel in Switzerland up in Andermatt. The Radisson Blu Resort Andermatt with its planed 240 rooms is supposed to open by 2013 as well. Another powerful partner could be added which will help make Andermatt one of the most exclusive destinations in Switzerland.

With the development of Andermatt Swiss Alps, the villages Andermatt and Sedrun inevitably close, they plan the expansion of the touristic infrastructure together. Gérard Jenni, CEO of ASA states that a PGA standard golf course in Andermatt can’t be enough and there must be investments in the mountain infrastructure to offer his guests attractive leisure facilities in summer and winter alike. To achieve that, a master plan for the entire infrastructure in the Urserntal and Oberalp-Sedrun region has been presented which focuses on the construction of 8 new gondola cableways and chairlifts, as well as the replacement of 6 already existing facilities.

After the planed overall construction, winter sports enthusiasts will enjoy more than 130km (80 miles) of groomed ski runs (without free ride runs) at the Andermatt-Sedrun ski resort. The amount of investment is estimated by 160 million Swiss Francs in total. The highest priority will be the construction of an 8 seat gondola cableway from Nätschen to the region Gütsch, as well as a quadripartite-chairlift Oberalp-Calmut. A permanent connection between Urserntal and Sedrun via mountain infrastructures with additional four lift facilities is planed by 2015.

With the expansion of the ski area, not only the attractiveness of the region is increasing, but also its commercial relevance of Andermatt Swiss Alps. In Andermatt, a region known for guaranteed snow and best snow conditions (with great powder snow), a very attractive winter sports resort is being developed which is of great interest to foreign real estate buyers since the purchase of property is exempt from the Swiss typical “Lex Koller” law. That means that foreign buyers will be free in buying any real estate they want. Please don’t hesitate to contact us at should you wish to receive further information on Andermatt Swiss Alps or any real estate options available.

Posted by: Peter Rabitz

Marrakech still attracts celebrities from all over the world and is still a top choice for a beautiful vacation property by many

There are not many places on earth famous for their rich culture and feel of the “Arabian Nights” like Marrakech, Morocco. The city attracts a number of celebrities from all over the world and is well known for the spiritual experience its magical Medina offers. A-listers like Naomi Campbell, Jennifer Aniston, Madonna, Brad Pit, the Beckhams and many more already visited Marrakech where they enjoyed the bustling life of its ancient streets. Some of them loved it so much that they chose Marrakech for a vacation pied-à-terre where they bought either a beautiful riad within the Medina of Marrakech or a traditional Moroccan property in the outskirts of the city.

The latest coup is a luxurious development in the suburbs of Marrakech, where 15 villas are being built at the luxury five star Baglioni Marrakech Resort. Fashionista hottie Jade Jagger teamed up with design firm Yoo on the interior design of 15 villas. Jagger already worked with Yoo on their projects in New York, Dubai and Manchester. Yoo is well known for eccentric designed real estate where designer luminaries such as Philippe Starck styled the interior of apartments and penthouses, which soon became almost collector’s sough-after properties. The current most recognized development by Yoo is its development in Berlin where Philippe Starck designed the interior of all apartments, penthouses and townhouses.

It is very interesting to see how the Yoo style blends in with the typical Moroccan architecture. Jade Jagger planned a mixture of typical Yoo design elements in a combination with traditional Moroccan décor and ornaments implemented in the overall design. The architecture is very sleek and almost contemporary.
Luxury apartments on a historical address – Yoo Berlin development celebrates ground breaking ceremony

Berlin, Germany – no other German city is linked that tight to the country’s history. Berlin has been and still will be a focal point of Germanys politics and is also becoming an even more important player in the lifestyle world by all world wide metropolises. Berlin’s Mercedes Benz Fashion Week or the international film festival Berlinale have put Germany’s capital into the first row of international interest not only by members of the movie or fashion industry. More and more creative and lifestyle oriented PR, marketing, advertising and media companies made Berlin their global hub and want to profit from the city’s energy. Most foreigners feel set back in times when New York or London radiated this certain and very special flair.

After the wall came down, the city quickly metamorphosed from a more likely working class dominated development into a more lifestyle and quality of life influenced metropolis. Still, there are other German cities such as Hamburg, Munich or Düsseldorf which are better known for their high-end living and luxury lifestyle throughout, but Berlin experienced a higher than average demand for luxury living these days. High end real estate, especially in Berlin’s city center, is rare and much sought-after.

With Yoo Berlin by architect Eike Becker and iconic design star Philippe Starck, this demand should be satisfied to the highest expectations. On a history-charged location, right in the middle of Berlin Mitte and on site of the former and famous Friedrichstadtpalast, the new crystal like solitaire will be home to luxury apartments, penthouses and townhouses as well as a hotel inclusive Wellness-spa, bar and a café.

Thursday, September 16th 2010, marked another milestone in the developments progress. Representatives of the development like John Hitchcox (co-founder of YOO), Berlins Cabinet Building Director Regula Lüscher, Dr. Thomas Wolfelsberger (CEO of Peach Property Group) and Eike Becker (Architect of Yoo Berlin) (f.l.t.r. at the main photo) executed the groundbreaking ceremony with a symbolic turn of the first spade full of earth. The first phase of construction consists of all the foundation works where more than 350 concrete piles will be brought in the swamp like underground almost 35m deep. The construction of approx. 124 underground parking spaces, special construction is needed due to the Berlin’s typical sandy and hydrated grounds. Once the costly foundation work is completed, the building can go up. Yoo Berlin is scheduled for completion by end of 2012. The sale of all real estate available started already and the first residences are sold. Some of the best units facing the river Spree or some of the penthouses boasting amazing views onto Berlin’s skyline are sold already. With a further increasing interest we are confident that Yoo Berlin is as successful as its predecessors in London, Sydney or Munich just to name a few. The Yoo brand became a much sought-after label for high-end living where pretty much each unit is a unique property for itself. Fans of Yoo watch closely all news about any new developments by the Yoo brand because they know the properties not only feature a much sought-after lifestyle, but also offer quite some appreciation of their investments. Feel free to contact us under info@wetaginternational.com to get to know more about this exciting new development. Just wanted to mention that because of the strength of the Swiss Franc against the Euro, an investment in a stylish city dwelling could be of great interest. Not only for your own use, but also to rent it out since there is also an increasing interest for high-end and furnished apartments in Berlin.

There are dozens of great architects these days, but only a handful can be considered iconic, given by their controversial design or ingenuity of their works. Most of them such as luminaries like Frank Gehry, Shigaru Ban, Richard Meier, Tadao Ando, Santiago Calatrava and Rem Koolhaas just to name a few, are also ever-present in medias across the globe. Definitely not to be missed in that list is Daniel Libeskind. Not many architects split their audience that drastic into two opposite camps just by the look of their architecture and Mr. Libeskind is definitely one of them. People either hate or love what he is doing, but it doesn’t go without notice that he is quite successful. Maybe one of his biggest successes has been winning of the Ground Zero design competition where he was chosen to become the lead architect. Unfortunately, his involvement soon was disregarded and narrowed when he got some colleagues on his site who soon took over the overall design process creating a less spectacular architecture for Ground Zero.

Some of Daniel Libeskinds current most recognized works include the Las Vegas MGM Mirage City Center, the Extension to the Denver Art Museum, the Jewish Museum in Berlin, the Military History Museum in Dresden and the Fiera Milano project only to name a few. All its past, current and future works make him one of the big players in commercial architecture leaving some people dreaming of a Daniel Libeskind designed single-family-residence to call it their own Libeskind. Up to that point a few months ago where he announced his latest coup – the design of “The Villa-Libeskind Signature Series.”

The New York-based architect has teamed up with the German builder Proportion to produce a limited-edition series of 5,500-square-foot dwellings dubbed “Villa Libeskind.”

“This is the first small intimate house that I have designed for an individual or a family, which really reaches into the depths of a new experience of living and architecture,” says Libeskind, who calls the residence a “walk-in sculpture.” A prototype was unveiled in October 2009 in Datteln, Germany, on the campus of Rheinzink, the zinc panel manufacturer, where the villa serves as their welcome center what led into a slightly different use than the villa was originally planned.

This first week in September, I was able to finally make a trip to visit the prototype. We at Wetag Consulting market the projects first to be built villa on a beautiful lot in a sloping hillside position in Locarno/Orselina, Switzerland, overlooking gorgeous Lake Maggiore. It is a very prominent but still hidden location what totally reflects the building’s story. Daniel Libeskind designed the building like a crystal growing from rock, where a dramatic structure emerges from the ground.

Turning into the parking lot of Rheinzink, your eyes will immediately focus on the villas imposing appearance. Without a doubt, the building is right away recognized as a work of Daniel Libeskind. A trio of interlocking architectural bands envelops the Villa in striking angles, creating a dramatic, asymmetrical interior of spiraling, two-story peaks and smooth transitions to secluded terraces. Mimicking the Jewish Museum in Berlin and other architectural masterpieces by Daniel Libeskind, the Villa’s exterior is enveloped by an elegant standing-seam zinc façade, which enables the use of 21st Century technologies such as a solar thermal system and a rain water harvesting system.

Entering the entrance area, the dramatic lines and the allegedly wild use of angles continues in the interior as well, shaping a dramatic and eye catching living space. The ground floor consists of 2 rooms which could work as bedroom, library, home office, guest quarters or whatever else you would like them to be. The entrance area with the staircase, leading to the upper floor with all the private areas, is divided by a wall from the loft like open living room, featuring an open kitchen (optionally also designed by Libeskind) as well. Floor-to-ceiling windows on two sides flood the living area with natural light. Incline planes, Libeskind like ribbon windows, light wells and strange angles in the villas overall construction proof the building to be an original Libeskind throughout and give it an even surreal guise. It’s not a secret, but “The Villa-Libeskind Signature Series” is not for everyone. The future owner should be an architectural enthusiast, should love design and most of all should appreciate and understand Daniel Libeskind’s design language. In my opinion, gallery owners, artists, creative’s or similar will have their joy on this villa and will most likely impress not only their friends and acquaintances, but also their neighbors.

Foundation stone ceremony of the 5* Chedi luxury hotel in Andermatt marks an important milestone of the development

On Tuesday August 31st 2010, developers behind the holiday resort under construction in Andermatt reached an important milestone when they began laying the foundation of the Andermatt Swiss Alps project and celebrating the much sought-after ground breaking ceremony.

The Chedi 5* luxury hotel will be the crown jewel of the future holiday destination, Andermatt Swiss Alps, and will link the historical old part of Andermatt with the new village that is going to be built. Switzerland’s new Alpine it-destination will not only offer four and five star hotels, like the 5* Chedi hotel and the just recently announced Radisson Blue, but also several real estate investments such as apartments, villas, penthouses and lofts. Furthermore, there is a PGA standard golf course planned, a wellness and spa center, and a new to be restructured ski resort that will offer great advanced skiing.

The region of Andermatt is well known for its snow quality featuring long winter seasons with tons of powder like snow great for cross country skiing and snowboarding. The developer of Andermatt Swiss Alps will invest in Andermatt’s current ski infrastructure and, even more important, combine the Andermatt resort with the surrounding resorts like Sedrun to make it one of the largest ski destinations in the Swiss Alps.

Mr. Samih Sawiris and other attendees of the foundation stone ceremony affirmed the importance of the development. Click here to see more impressions of the ceremony. With the construction of the development on a former Swiss military training area and the approximately CHF1.5 billion investment, Andermatt will become one of Switzerland’s greatest touristic regions.

The 5* Chedi Hotel, which will be built on the site of the former legendary luxury Bellevue hotel, is going to be the luxury spear head of Andermatt Swiss Alps. The hotel will feature 50 hotel rooms, 119 real estate opportunities such as apartments, lofts and penthouses, 2 restaurants, bars and lounges, wellness and spa facilities and many more luxury amenities. With construction on its way, the hotel is scheduled to open in winter season 2013/14 where it will welcome its guests and property owner to move in or to just start their vacation.

Please contact us should you wish to receive further information on all current real estate opportunities available and send an email to andermatt@wetag.ch or call +41 (0)91 751 3106.

Posted by: Peter Rabitz

What are the similarities between a hotel in Panama and one of the world's fastest sports cars?

Well, superficially seen there aren’t some. But considering just the name “Panamera” then you get one step closer. Porsche, the exquisite German car manufacturer of some of the best performing sports cars in the world, released its all new four-door sedan called “Panamera” back in 2009, what then became a great success since. Back in the days, Porsche did attend the Carrera Panamericana with a design study called Porsche Panamericana and so they chose the name Panamera what was deducted from their design study.

BUT, how does this make the connection to a hotel? Well, Walldorf Astoria Hotels & Resorts has just announced its first hotel in Latin America – called Panamera. The Panamera Waldorf Astoria Hotel is planed to open in later 2011 in Panama City. The hotel tower will have 130 rooms and 118 luxury residences among a fitness center, spa outdoor pool and conference facilities. Construction has already started.

However, Panama City just offers another very exclusive real estate opportunity should you look for something more sophisticated and more private than a serviced residence in a hotel. Ocean Reef Island is Latin America’s first urban man made Island, right in front of Panama City’s skyline. It is a private residential community of 138 home sites to be built in the Gulf of cosmopolitan Panama City, Republic of Panama. Since January 2010, the developer has been working in the ORI quarry where the production of rock takes place focusing on the different sizes and weights required for the construction of the Punta Pacifica Islands; an extremely difficult task that has demanded not only some of the most capable engineers of the world, but also, a extraordinary effort, because of the logistic and hundreds of details that implies to build one of the most important works of the region, the first land reclamation project for a residential island in the Latin America Region.

Ocean Reef Islands is a project that was conceived in 1997, as one of the stages for the development of Punta Pacifica. For several years the viability of the project was analyzed including the multiple alternatives concerning the location, geometry and number of islands. The famous Dutch Institute Delft Hydraulics (Deltares) was retained to study of hydrodynamics and therefore, to define the actual project contemplating the currents, quality of water and several other factors to avoid affecting in any matter the Panama Bay.

Please contact us should you wish to receive more information on that development. info@wetaginternational.com.

Posted by: Peter Rabitz

Thinking of beach vacation - Maldives would be nice again

Sitting here on beautiful Lago Maggiore (Ticino, Switzerland) and thinking about my next travel plans. Right now, I would like to opt in for some lazy and relaxing beach vacation where I can relax in the sun, enjoy crystal blue waters and get my batteries recharged before ski season kicks in all over the Swiss Alps which starts right in my front yard.

It’s been far too long since I have been on my best beach vacation ever – Soneva Gili Maldives. Sweet memories are attached to that trip and I always wanted to go back there again. Maybe it’s just going to be the right time for doing so since I heard that the 1st ever residences to foreigners in the Maldives are becoming available and this would be a perfect time to check them out. Located within one of the largest lagoons and smallest islands in the Maldives, set in the Indian Ocean, Soneva Gili by Six Senses is the first in the country to offer foreign ownership. There are 14 luxury over-water villas planed to be sold as “Leasehold.” Each of them offers 4 bedrooms, spacious entertainment areas, private sun decks, an over-water pool and many more distinctive highlights. Leasehold, by definition of Wikipedia basically means: “A leasehold estate is an ownership of a temporary right to land or property in which a lessee or a tenant holds rights of real property by some form of title from a lessor or landlord. Leasehold is a form of property tenure where one party buys the right to occupy land or a building for a given length of time. As lease is a legal estate, leasehold estate can be bought and sold on the open market. A leasehold thus differs from a freehold where the ownership of a property is purchased outright and thereafter held for an indeterminate length of time, and also differs from a tenancy where a property is let (rented) on a periodic basis such as weekly or monthly.”

In this particular case of the Soneva Gili resort, the owner is entitled to sign on a 50 year leasehold with an option to extend to 90 years. This form of ownership is very common in Asia and with the extension to 90 years it’s an even more comfortable situation for the owner. Ok, so Maldives might be a option for my next holiday vacation and if you would like to know more about the Maldives real estate ownership opportunities, please feel free to contact me at .

Posted by: Peter Rabitz

Berlin – Germany’s most metropolitan city and Europe’s creative epicenter

Berlin, Germany’s capital has always been a focus point by the worlds rich and famous as well as some of the most influential people world wide.
BUT, the city’s face changed quite a bit and with today, Berlin is one of the most recognized metropolises for fashion, music and the creative scene. Long time, real estate investments in luxury properties weren’t first choice when purchasing in Germany, but with the city’s increasing importance in fashion and also due to the fact Germany being one of the leaders in European politics, Berlin real estate market started to show first signs for increasing demand for luxury properties. Traditional regions for high-end luxurious real estate used to be neighborhoods a bit outside of Berlin’s city centre where sumptuous villas and houses could and still can be found. Neighborhoods like Dahlem, Grunewald and Zehlendorf are amongst the most well-known for luxurious living. Not to forget Potsdam, a near by city in the south of Berlin which always has been a sought-after location for the upper class to own a mansion on one of the many lakes you can find in that region. For a long time, the most preferred neighborhoods for apartments and penthouses used to be Charlottenburg and Tiergarten, but with the fall of the Berlin wall in 1989, the focus on Berlin’s centre and the former east part increased with plenty of opportunities to invest. Now, neighborhood like Prenzlauer Berg and Mitte are the most sought-after locations for a trendy apartment or penthouse.

Berlin is one of the world’s most vibrant cities, and the heartbeat at its centre is Berlin-Mitte. Here, artists, entrepreneurs, politicians and celebrities alike all share centre stage. You’ll find streets lined with the most exclusive shops, as well as the hottest galleries, restaurants, cafés and bars. Mitte is also home to Museum Island, beautiful squares and the new government district. The city is also well-known for being Germany’s event epicenter with glamorous events like Berlin Fashion Week and the Berlinale Film Festival beside many others.

Furthermore, architecture always played a big part in the city’s history. In the past, luminaries such as Richard Neutra, Le Corbusier and Mies van der Rohe designed houses for clients in Berlin and Potsdam. With all the changes over the last 20 years, Berlin became a center of attraction for architecture enthusiasts. Some of the worlds most famous and leading architects came to Berlin to design many of the new embassies, commercial buildings and residential buildings. Names like Frank Gehry, David Chipperfield, I.M. Pai, Daniel Libeskind and Norman Forster just to name a few who pop up in my mind right now, read like the who’s’ who in architecture and who all designed some more or less iconic buildings.

These days, just another big caliber of the design and architecture scene made his appearance with Berlin’s newest and maybe most glamour’s project. Philippe Starck – the illustrious magician of design – comes to Berlin. Philippe Starck, the man who is not only the most renowned designer of our time, but also the most versatile. His creations are already considered classics. With Yoo Berlin by Philippe Starck, he now draws upon his wide-ranging talents to create something entirely new, designer luxury apartments. Having already garnered accolades in London, New York, Sydney and Miami, as well as in many other cities around the globe, this innovative property developer is now coming to Germany’s capital. Extravagantly luxurious living spaces that would reflect the esprit and individualism of the people who lived there. Today, yoo is a brand sought after like no other. Each apartment or penthouse is unique – as original as the people who live there.

Back in May, right after the ground breaking ceremony, I visited the construction site and the showroom. Without a doubt, Yoo Berlin is located in one of the most historic and sought-after neighborhoods Berlins - a place where the legendary Friedrichstadtpalast once stood and a place that in the 1920’s toasted stars like Marlene Dietrich. To your right, historical façade of the Berliner Ensemble and to your left, Friedrichstrasse with its boutiques and restaurants. With gorgeous view of the Spree River, further attractions like the government district, Museums Island, Gendarmenmarkt and the Hackesche Höfe are all just a stone’s throw away.
The showroom already offers the feel of the upcoming lifestyle at Yoo Berlin. All rooms boast the design language of Philippe Starck as well as some of its iconic design features. The showroom is conceived like an apartment with all the bedrooms, baths and living areas. When walking around you will forget that you are in a temporary space and you feel already pretty much at home. Two bathrooms and two bedrooms feature just two of the four interior designs available from where the future owner can choose from. Each of the four styles – Classic, Minimal, Nature and Culture – will inspire you to add your own elegant and stylish details to your home. Of course, the Yoo design team is always happy to help you run with your imagination. The sky is the limit!

Palazzo Tornabuoni in Florence named one of the winner of the 2010 Award for Excellence by Urban Land Institute (ULI)

Palazzo Tornabuoni is one of the very few urban residence clubs in Europe, and the first in the world to occupy a site of such historic and artistic significance (this is still the only Medici home in private hands). This special status is reflected in its unique title of “Palace Residence Club,” and its unrivalled membership services and privileges.

The Palazzo is located on one of Florence most famous streets – Via Tornabuoni. This neighbourhood of Florence is today the vibrant Tuscan city’s ‘fashion central,’ lined with stylish boutiques of all major label brands. Only steps away from the famous Duomo and a five-minute walk from Ponte Vecchio, the Palazzo is perfectly located to enjoy the bustling and vibrating city life of Florence.

The Awards for Excellence competition by the Urban Land Institute is widely recognized as the land use industry’s most prestigious recognition program. ULI describes the program as follows: “The competition is part of the Institute’s Awards for Excellence program, established in 1979, which is based on ULI’s guiding principle that the achievement of excellence in land use practice should be recognized and rewarded. ULI’s Awards for Excellence recognize the full development process of a project, not just its architecture or design. The criteria for the awards include leadership, contribution to the community, innovations, public/private partnership, environmental protection and enhancement, response to societal needs, and financial viability.”

Quite a time ago, I was able to travel to Florence and was visiting Palazzo Tornabuoni. The city of Florence is fascinating for itself, but Palazzo Tornabuoni capped it all off. When I entered the door to Palazzo Tornabuoni, I could feel the historic significance and the history of the past. I was totally amazed by the high quality of the restoration. My experiences in Italy are not that great when it comes to quality of finishings, but the restoration of Palazzo Tornabuoni has been done with highest care into the last detail and the finishings are just perfect.

Dave Purpora, Director of Sales at Palazzo Tornabuoni, met with me at the library and invited me for delicious glass of vine at the palazzo’s courtyard. He told me all about the history of Palazzo Tornabuoni and provided a short background of the building’s restoration. It took the developer five years to restore the Palazzo into residences. All residences are designed by Michele Nonan, who is an award-winning interior designer. A blend of great care to historic details for example at the original 16th-century frescos or the exquisite fireplace adorned with beautiful micro-mosaics in a mixture with contemporary elements, the Palazzo features high-end living in an historic environment, but with all the modern comfort of these days.

Palazzo Tornabuoni is a perfect getaway for all Italian lovers, art enthusiasts and friends of fine living. There are several options to become an owner of one a few residences available at Palazzo Tornabuoni. Some residences are fractionalized into 1/8 shares, but there is also whole ownership offered. Whole ownership residences are part of the Palazzo Tornabuoni and each property is set among the various courtyards and terraced gardens. A few residences boast their own roof-top views of Florence and the Duomo. Whole ownership residences are between one and two bedrooms, with from one to three baths and range in price from 1.6M to 5.1M Euro. Various luxurious amenities and special offerings for its members are included and provide a perfect environment for a great stay in your own residence. Palazzo Tornabuoni will make you fall in love with Florence so you never want to leave again.

Caribbean increases its appeal to foreign property investors

The Caribbean is a true paradise on earth. Turquise blue water, white sandy beaches, sunny blue sky and exotic vegetation lure thousands of tourists on its islands each year. But, it’s also known as a great place to buy a property either as a holiday retreat or even to become your first residence. Now, the Caribbean announced new residency rules – the Economic Citizen Partnership what allows purchasers to become islands residents.

This Partnership agreement states, that people making a minimum investment of US$350’000 in a property are now entitled to apply for island citizenship. Advantages of a dual citizenship provide the purchaser with better relocation alternatives, ease access to the destination and of course more likely much favourable tax conditions than in many major economies. The first Islands like St. Kitts and Nevis, Dominican Republic, Belize and Dominica (more to follow) who participate in this agreement quickly become sought-after destinations for this type of purchaser.

Canary Islands – Lanzarote – a haven of tranquillity meets Swiss quality

The Canary Islands are an archipelago of seven main islands and six smaller islands in the eastern central Atlantic approximate 100km to 500km western of Morocco. They form one of the 17 self-governing communities of Spain. All islands are of volcanic origin where approximately only 5% of the “Canary Mountains” tower out of the water. One of the main islands is Lanzarote, the most north-eastern of the main islands. The island became a biosphere reserve in 1993 by the UNESCO and measures 58 km from the north (Punta Fariones) to the south (Punta Pechiguera) and 34km in its biggest east-west dimension. Lanzarote’s biggest city is Arrecife with its international airport which connects to the European mainland and some big cities.

The island is dominated by two major mountain ranges. Southward of the Famarra-Massif extends the sand dessert El Jable which divide the Famara–Massif from the Timanfaya National Park.
Just bordering with the reserve and in an absolute stunning and one-of-its-kind location you will find a rare Mediterranean/Moroccan influenced property in a commanding position with great views on its surroundings and the ocean. The approximately 450sq.m or 4’800sq.ft villa is located in a tranquil location with an unobstructed view and absolutely privacy. The owner, a Swiss, built the house with care to finishing’s and designed it in a Canary typically charm. He imported many of the features like windows from Switzerland to accomplish his own demand on quality and usability. The rural location and its complete privacy make this villa a great getaway to relax and to find oneself.

Old meets new. Classical meets contemporary.
To call their house a mere abode would be a gross understatement in fact. From the location and positioning of their home, to the pastel colours chosen for the facade, accentuated by bright red geraniums you can easily tell that this is definitely not the run of the mill when it comes to Maltese houses.

The house, just to put you in the picture, is called Il-Palazz tal-Kontessa (The palace of the countess), and a palace it is. But not in the sense of the oft garish and overly ornate baroque and rococo ambiences generally associated with palaces.

This is a place which oozes with contemporary grandeur. Actually the word which comes to mind is taste, with more than a touch of class too. These people obviously know what they’re doing, they are A-class strategists at planning any space to the most minute of details.

Inside is another matter. If you had any shred of a doubt concerning what these home-owners did for a living, stepping into their front door would confirm any initial speculation or suspicion.

The first two rooms to greet visitors are the working studios. Here functionality and fun meet and literally embrace. The ceiling lights double up as potent fans; the skirting along the walls serves not as a decorative feature, but has rather been devised in such a way to hide all the wiring of the rooms. Books, sketches, swatches of paper and assorted paraphernalia just help give the added feel that this is where the ‘magic’ happens.
Moving into the heart of their home, the eye quickly travels along a spacious corridor and settles on an open space with thick transparent glass flooring. This beautifully roofed courtyard is a quasi cloister which doubles up as a mini art-gallery. Interestingly, this space transforms into a modest dancing-floor, which can sustain the weight of some 60 people. And should anyone suffer from vertigo, a faux turf carpet is stashed away and “on call” should the need arise to hide the glass flooring.

Natural light abounds, yet it is suffused by the UV-filtering skylight, and one can only imagine the gorgeous atmosphere this place possesses at night. Needless to say, the place is pointedly punctuated with several design prototypes from their various enterprises; these eye-catching pieces often free-standing, dominate the individual spaces, and could easily be mistaken for contemporary sculptures or installations.

The eye travels further and is met by a lush green garden, complete with a green mosaic swimming-pool, just the right garden furniture and standing lamps – all of which merge perfectly into the natural surroundings whilst simultaneously complementing the overall ambience.

The house is moreover divided into segments, the formal entertaining part on the ground floor comprises a gorgeous wet bar/small sitting room alongside a formal dining room, off of which a children’s room was planned for their ‘younger’ guests. Upstairs however, a much larger sitting room and adjacent library clad with antiques and contemporary pieces alike, establish a true note of excellence the likes of which are only seen in historic house museums.

The kitchen on the other hand, is a spectacle – a haven for any gadget or electric appliance connoisseur. Although it is the room where function prevails, form has definitely not been compromised or sacrificed – even a top chef would have a fieldtrip given the run of such a space.

Their home also boasts an elevator, an ample basement, a sauna, a wine-cellar, a meditation room, walk-in closets and a wonderfully tranquil conservatory-cum-dining area.

All the while the A to Z of the household ensures complete security, child friendliness, and energy efficiency, without compromising on the entertainment, fun, style and cutting-edge design.

Will Italy’s real estate market benefit from the governments tax amnesty?

While in 2001 and 2003 government has seen 80 billions Euros repatriated to Italy, with over 20% of these funds flowing into real estate, there is a similar picture these days. So far, Italy’s third tax amnesty, so called Scudo Fiscale, has brought in an estimated 95 billion Euros already. Owner of the repatriating cash will have to pay a one-off 5 percent penalty, but than they can invest the rest or pay into an account. There is no doubt that the new money flowing back to Italy will be used in a variety of ways. It is expected that much of this will find its way into the property sector as analysts estimate as well. The effect might be positively driving the market from 2010.

Analysts are not sure yet how much will be invested in real estates and also when it will hit the market. People might park the money for a while, waiting for the market to become more interesting.
Regions who will benefit the most from the repatriation cash flow might be Lombardy, Emilia Romagna, Veneto and Tuscany, whereby Tuscany is still pretty much dominated by foreigners as it proved quite stable during the recent economic turmoil’s. BUT, also in Tuscany, prices where put under pressure. Old Tuscan farmhouses in great locations are still on shopping lists of wealthy foreigners.
2010 will be the year of the breakthrough for fractional in Europe with several new fractional developments in place or to be launched. One of the great examples is Castello di Casole near Siena, a fractional ownership model for beautiful farmhouses offering the finest luxury amenities part with fine Tuscan living.
As far for repatriating Italians, professionals and small businessmen are among those to take advantage of the tax amnesty and they are also expected to invest in real estate.

In general it can be said, that the overall impact on the market by Italy’s Scudo Fiscale will not be extraordinary and more likely niches such as high-end residential property will benefit more than others.

Camel burger meets High Society – the vision by Moroccan King Mohammed VI and how Morocco is doing despite world wide tensed markets

In 2001, King Mohammed VI announced his vision during the National Meeting on Tourism, and since Morocco has officially been engaged in a new tourist policy, the ambitious plan is aimed to increase tourist arrivals to around 10 million over the next years. State has begun to set up tourism as a national economic priority focusing major developments such as the improvement of Morocco’s infrastructure in general, and the countries pleasantness for investments. In fact and quite in contrast to most countries in Africa and the Middle East, Morocco has long emboldened foreigners to buy and invest in property in the country. Foreign investors are welcome to buy, rent and invest in land and real estate almost freely (except agricultural land). “The 2010 Vision” sets itself the goal of achieving the following figures-based objectives:

Based on tourist arrivals, it is planned to reach 10 million of tourists against 5,5Million in 2005, 7 million of 10 million are supposed to be international tourists;
Increase of hotel capacity, 160.000 beds will be created (130.000 beds in coast line tourist resorts and developments and 30.000 beds in the cultural destinations of the country), putting the national capacity up to 230.000 beds;
Investments: the volume should reach 8 to 9 billion Euros, (planning of the new sea tourist resorts, infrastructures, hotel trade and entertainment);
Jobs: 600.000 new jobs will be created;
Contribution of tourism to the GDP: this contribution should annually rise by 8.5% (on average), which would bring it to around 20% by the year 2010
Despite the global slowdown over the last few years, the government has continued to increase investing on construction and regeneration of its transport infrastructure. Since 2007, Morocco’s economy has grown at a quite impressive number despite the overall economic situation (2007: 2.7%, 2008: 5.6%, 2009: estimated 5.0%).

The real estate market hasn’t been hit that heavy like in some neighboring countries or close by European states. However, Morocco has seen also a decline in prices especially in the high-end property. Demand in the lower sector is still strong and government is working to reduce housing shortage for the low- and medium income housing. Supply on the second home market will also increase when finishing all six large resorts which are part of the government’s national tourism strategy “Plan Azur”. Another issue what will affect the second home property market are flight connections from and to Morocco. Several low-cost carrier cancelled routes from some European locations to some of the main resort locations in Morocco. These flight connections will definitely impact the success of some of the resorts. Foreigners such as UK and French buyer depend on their decision where to invest on easy accessibility of their vacation home.

Riads are still in demand by foreign buyers. Cities like Casablanca, Fes and of course Marrakech lead the list of the sought-after locations for riads. The traditional Moroccan houses within the ancient cities also called Medina, are the most charming way to explore the Moroccan lifestyle of living. However, speaking for Marrakech, we have seen an increase in supply what will impact prices especially in the high-end sector. Like always, it all depend on location and uniqueness so some properties will prove their asking prices.

Morocco as being the country of the ‘Thousand and the one Nights’ still benefits from a more and more increasing media presence about jet setters and famous celebrities visiting the country. In a result to that, new 5* hotels open its doors to the wealthy clientele like the La Mamounia. Marrakech for example is home to not less than 27 of its kind. Of course, the lifestyle, exotic food and vibrant bustling life proof Morocco’s appeal not only for tourists.

Escape the treasury and enjoy the sun, the beach and the ocean as well as a mild tax climate

Bilanz Homes, Switzerland’s real estate magazine just published a very interesting article on some of the world’s most interesting tax havens worth to by a property. Switzerland itself is one of the investment friendliest countries in the world so Swiss citizens more likely looking for a place to escape the cold and wet winter weather, but where they still enjoy financial advantages.

Countries on that list who are offering a very mild and warm climate, white sandy beaches with palm trees and a relaxing lifestyle are St. Kitts, Bahamas
, Croatia and Malta just to name a few. St. Kitts for example features a very tax friendly climate for foreigners. The 168 square miles big island, part of the British Commonwealth, is a independent country located in the northern group of the Antilles and only approx. 2000km south-east of Miami, Florida. Besides its stunning beaches and crystal blue water it also offers no income tax, no capital gain tax and no inheritance tax. When purchasing a property, there is a 6% stamp duty of the sales price and further 0.2% to be paid into a state insurance fond. The annual property tax is 0.2% of the market value. A nice side effect when buying in St. Kitts is that you will be able to become resident when buying real estate worth more than $400’000. So without a doubt, this is really of interest if you are living in a country where it’s of great advantage to be able to hold dual citizenship so traveling for example will become easier.

One of the rising stars in Europe as being a tax haven is Malta, a small island in the Mediterranean Sea south-west of Italy. The small country with a population of round about 400’000 and with one of the lowest GDP’s in Europe joint the EU in 2004 and the Euro zone in January 2008. Furthermore its part of the Schengen Country. Malta has a unique tax infrastructure featuring very interesting fiscal incentives not only for individuals but also for organizations. Malta has no value added tax and no sales tax. A 5% transfer duty has to be paid when purchasing real estate on the island. There are also no regularly recurring taxes or fees on properties. Officially, you don’t generate income with real estate so there is also no income tax to be paid. A foreign individual who takes tax residence in Malta, is taxed at 15% on the income brought into Malta, whilst organizations that set up a real office in Malta, although still attract a corporate tax of 35%, the foreign shareholders are refunded 30% of the tax within 20 days. Malta is also named “little Hollywood” because its ideal for filming and many box office movies have been shot on the island. The country offers a variety of incentives for aviation and vessel industry. Wetag is offering one of the most sought-after luxury properties on Malta. The townhouse like villa or palazzo is located in Rabat and features stunning interior design by Schembri Design Studio, boasting all luxurious amenities of these days. High end finishing’s and a great setting with the possibility to have also your own office in house make this property a rare find on the island. With all these above mentioned advantages combined with 300 days of sunshine all year round, Malta has seen a huge influx of high net worth individuals, organizations and foreign investment.

Austria ranks Number One for being Best Retirement Haven in the World

According to a recently published study by Forbes, European country of Austria is the best retirement haven. Forbes also states that there is no overall paradise and each country is unique. The ranking is based on a variety of criteria ranging from safety to retiree-friendly visa requirements to decent medical care. Earlier this year, Vienna already gained first place in a ranking for cities offering the best quality of lifestyle so the country’s ranking doesn’t come by surprise. Austria scores with high standards in lifestyle and medical service. The countries private clinics are world-class. The charming architecture in Vienna impresses thousands of tourists each year and some choose the city to stay there for a longer time.
Thailand holds the second position for being the best place for retirees considering its comfortable warm climate and best buys for quality health care at reasonable cost within Asia. Thailand is perfect for living on modest budgets. Thailand also features great upscale living with exciting architecture.
Dolce Vita in Bella Italia makes Italy come in third. Without a doubt, Italy is well known for its famous food with its olive oil, grilled vegetables and homemade pasta as well as all the beautiful cities with its old and charming architecture, but what is quite new to me, it also scored with the less known fact that it is supposed to have one of the world’s best health care systems. One of the most sought-after regions to life is Tuscany with its famous Tuscan style villas and farm houses.
The unappreciated 4th place is taken by Panama. Well known for its low taxes, the country also offers year-round sun, massive discounts for seniors, quality private hospitals, a dollar economy and great accessibility from the US and Europe. Panama City is also considered safest of all Central American cities and last but not least it’s a great business centre in Central America not only because of the famous Panama Canal. Real estate is considered good deal with high standards.
The list of the 10 Best Retirement Havens is continued by Ireland, Australia, France, Malaysia, Spain and Canada. I am just wondering what place Switzerland comes in, but maybe the overall quite higher cost of living are the fault to have Switzerland not making it in the top ten.

More than 100 of the leading real estate brokerages from around the globe, all active in the high end luxury real estate market, came together to discuss market situations, important current updates in luxury real estate, and kept a strong focus on networking news.
The summit was held at The Fairmont Copley Plaza in Boston which provided an elegant old-world-charm background for the attendees.
The conference, with its slogan “Meeting the Challenges of Today’s Market”, was a cutting-edge luxury real estate forum specially targeted to principals and senior management to discover new ideas to strengthen their business. Wealth and mortgage experts presented opportunities. Panel discussions featuring the network’s trend-spotters were focusing on the latest innovative marketing, social networking, and recruiting strategies. Ueli Schnorf said: “As a panellist of the “Risk Management in the Age of Social Networking” session, I explained about Wetag Consulting’s engagements in Blogging, Facebook, Twitter and Co and what Wetag’s experiences are”.
After two days of successful meetings and seminars, I was invited by Melanie Delman, our Christies affiliate of luxury real estate firm Lila Delman Real Estate, to spend the weekend at the Carnegie Abbey Club where I stayed in the Royal Dornach Cottage. Together with friends and business partners José Ribes Bas of Rimontgo in Spain, and Philip Sherry of Sherry Fitz Gerald, Ireland, we were taken care of in the most generous way by Melanie Delman and Catherine Gazder of Lila Delman. We all hope that the Delman crew who spent a night with us at famous Boom Boom Room, don’t see their image and name damaged too much by their wild European ‘cousins’…..

I toured some of the greatest properties on Rhode Island currently on the market.
We have seen the gorgeous penthouse at the Carnegie Abbey Club which is on the market for $14.5mio and the Puesta del Sol property, also located on the grounds of the Carnegie Abbey Club. Afterwards we toured two of the most prestigious mansions on Rhode Island. The first was Gray Graig which is owned by famous actor Nicholas Cage. Gray Craig is an estate of unparalleled refinement. The setting for this remarkable home is stunning, 27+acres of lush landscape, dramatically extending to Nelson Pond with outstanding views of the Atlantic Ocean beyond. All I can say is: Very very beautiful property indeed.
No less impressive than Gray Graig was Oakwood, the next important property we visited and where we had cocktails. Oakwood is revered as one of the finest historic properties of coastal New England. Its traditional setting and interior design is stunning and perfect into the last detail. It was amazing to see what great properties are currently on the market and they are almost a steal compare to other listings in the world.”

Como, especially Lake Como is well-known world wide not only because of its dream like setting, but more likely because of its very famous resident, George Clooney, who is living part-time in his beautiful period time villa in Cernobbio, a village right on the western shore of Lake Como and opposite the city of Como. However, the region of Lake Como is also known for its large period style mansions either direct on the lake or nestled on the hills surrounding the lake with beautiful panoramic views.

Just recently, I came across a fascinating remodeling of a former monastery located in the outskirts of the city of Como which has been converted into a residential complex where the young architecture firm JM Architecture connected two adjacent units into a stunning duplex apartment.

The shape of the original units is clearly enhanced by the different pitched ceiling direction as well as by their different heights. The architect and owner of JM Architecture, Jacopo Mascheroni, thought to keep the shell intact, maintaining the entire length of the unit open and invading the space minimally. In a result to that, he placed an enclosed box on one side containing a small bedroom and two bathrooms. The rest of the unit is dominated by a huge open space featuring all the main functions of the home. When entering the home through the main entry, the very small foyer creates a sense of compression before entering the main gallery where the spacious open living space features a grandiose living area, open kitchen and dining, all separated from the master bedroom by a lacquered block. A great gimmick is a video projector who is screening pictures on the wall above the kitchen. To allow the maximum projection surface, the upper kitchen cabinets are hidden behind the wall and slide down with a motorized system. An almost sculptural element of the home is the staircase, which is an assembled steel beam with open treads made by a cantilever steel plate covered in wood. Jacopo Mascheroni explains further characteristics and details of its work: “Canadian maple has been carefully selected for the hardwood floors, and since maple wood isn’t stable with radiant floor heating, the floor planks were custom built with 2.5mm Canadian maple top and back layers on a particle board. The 20cm width of the floor planks modulate the position of all the elements, from the walls to the millwork. The floor planks also run up the master suite wall, which is lit by an upper light cove.

All perimeter walls and ceilings hide an additional layer of thermal insulation and the bathrooms are equipped with radiant panels in the ceiling. The walls adjacent to other units have been covered with a led layer to give additional acoustical insulation. Glacier white Corian is used for counter tops and sinks in the kitchen, laundry room and bathrooms, for the bath-tub, showers and parts of the bathroom walls. The house is fully automated and is managed by a server located in the studio on the second level. Everything has been custom designed, including the entire kitchen, bathroom sinks, beds, dining table, desks and bath-tub.”

Without a doubt, this duplex is a great example of Italian design and architecture skills and is fascinating by its minimalistic style and ingenuity.

Libeskind revolutionary design comes to life in Ticino

What does a Lamborghini, a Stealth Fighter and Daniel Libeskind have in common? Well, it’s pretty simple if you picture the finished product. All of them enjoy the beauty of really great cutting edge design philosophies, boasting awesome attention to detail, employing lines and geometric forms far beyond “normal”.

Lamborghini, the high-end Italian luxury sports car manufacture just revealed its latest model, the Lamborghini Reventon Roadster, at the Frankfurt 2009 Auto Show. The super car, carrying a million-euro price tag, is based on the already extreme Murcielago, but upgrades on the Reventon coupe’s fighter jet-inspired styling with an open-air body style.

The Stealth Fighter, an aircraft that use stealth technology to interfere with radar detection by employing a combination of features to reduce visibility in the visual, audio, infrared and radio frequency spectrum, is a proud example of modern aircraft technology by the US military. Even I don’t like to talk too much about all the war toys out there, but the very strong design really catches me when I see images of the aircraft because it’s so unique and outstanding.

Unique and outstanding are the keywords where Daniel Libeskind steps into the game. His architecture is one of the most recognized in the world due to the unusual design vocabulary he uses. Libeskind’s design is always controversial and divides viewers into two parties, the one who likes it and the one who hates it. No question that I obviously belong to the people who like his work.

I’ve admired his work for quite a time, but when I visited the Jewish Museum in Berlin shortly after its completion yet before the exhibition was installed, the space really blew me away. His use of angles, surfaces, colours, slits, windows and his different understanding of forms and spaces really created one of the most impressive spaces I have experienced.

Libeskind is renowned for his multidisciplinary approach to architecture. His designs reflect his close connection to arts such as music and literature. In 2003, he won the World Trade Center design competition. Additional works include the Contemporary Jewish Museum in San Francisco, the Extension of the Denver Art Museum and the Imperial War Museum in Manchester besides many others.

Nevertheless, Libeskind never really delved in single residential designs except a fantastic weekend retreat in Connecticut he designed for friends. The space, called 18.36.54, is formed by a spiraling ribbon of 18 planes, defined by 36 points connected by 54 lines. This living sculpture literally already shows Libeskind’s great ability to create impressive spaces which combines the house as being a piece of art itself as well as high-end living using the finest materials. The Villa, Daniel Libeskind’s first signature series home, creates a new dialogue between contemporary living and a completely new experience of space. Highly limited to a total of 30 villas which will be distributed globally, Villa Libeskind in Ticino, Switzerland is the first offer out of the limited edition to be up for sale. In one of the most sought-after locations on Lago Maggiore featuring stunning views of the lake, the Villa is like a crystal growing from rock, boasting dramatic, unique architecture in an equally unique and stunning location. Fundamental to Libeskind’s philosophy is the notion that buildings and urban projects are crafted with perceptible human energy, and that they address the greater cultural context in which they are built. With his contribution, the Villa becomes not just a home, but a paradise for lovers of architecture.

Demand for luxury and fairytale like living in Morocco remain quite consistent

Marrakech is still a destination of interest and with the sale of Yves Saint Laurent former house in Tangier, the country is once again the focus point of many of the city slickers from around the globe. The country features a variety of country sides and fairytale like city living what makes it one of the most sought after it-destinations on the African continent. Besides Marrakech, the red city with its oriental style souks and colourful life throughout the whole city, with its medina and beautiful riads is only one attraction to many of us, but there is much more to explore and one of Morocco’s latest destinations is upcountry, in the foothills of the Atlas Mountains. This part of Morocco is quite different to the bustling life of Marrakech’s ancient city, but still attracts foreigners who are fascinated by valleys, which are not dissimilar to rural Mallorca or Andalusia and which are only an hour’s drive out of the city. But, despite the increasing interest in locations outside Marrakech’s such as Ouirgane, Marrakech itself still leads the pole position for people demanding living like in the Thousand and One Nights. Although the proliferation of riads may be abating, but the city is still top of the wish list of many individuals such as iconic celebrities as well as many luxury hotel groups like Roco Forte, Gordon Campell Gray, Four Seasons, Banyan Tree and Park Hyatt who all have designs on the city.

I define two major areas within Marrakech where people looking for their dream oriental style hideaway. The Palmeraie, a 10-minute jaunt northeast from the city by air-conditioned 4WD, has been Marrakesh’s most salubrious and expensive area, with beautiful and huge sized villas. A bit more sought-after, but very rare to find are beautiful renovated riads within the Medina of Marrakech. The supply of top-end luxury riads within the Medina and right next to Marrakech’s famous souks and the Djemaa el Fna, the so called “meeting point of Africa”, is rather limited and mostly quiet marketed. Please click here to see two outstanding examples of fabulous Moroccan riads.

Soneva Fushi by Six Senses receives Condé Nast Traveller Gold List 2009 award

Condé Nast Traveller is a magazine dedicated to travelling all over the world. The fifth annual Gold List is a selection of hotels around the world that spoils their guests with the best rooms, service, food, location, ambience and design as well leisure facilities. Parameter of this ranking is explained by Condé Nast Traveller as the following: “
Entries include the edited comments of readers and are intended to reveal a property’s character rather than to catalog its facilities. Each score represents the percentage of respondents who rated a property excellent or very good on specific criteria. Criteria for hotels, resorts, and cruise lines vary. Rates ($, $$, $$$, and $$$$) reflect the average price for a double room in 2009. The Gold List is based on data collected from the annual Condé Nast Traveler Readers’ Choice Survey; to qualify for inclusion in these rankings, a property had to receive a required minimum number of responses.”

I was not surprised when I read the announcement that Soneva Fushi has been awarded by Condé Nast Traveller Gold List 2009 as one of the best locations to stay. “No news, No shoes” is not only the slogan of this great island resort it’s also a refreshing way of lifestyle separating from other destinations. The eco friendly environment where the furniture is built from renewable or sustainable sources, and bathrooms are open to private gardens, offers a relaxing and very laid back surrounding for all stressed business people and one or the other celebrity.

Soneva Gili, also in the Maldives, made it on the Gold List for Best Rooms what is again, no surprise to me. Couple Weeks ago I stayed in both “resorts” and only can agree and totally confirm that they have been honored with good reason.

Imagine living in a house where you can not only enjoy being in of the greatest spots in Thailand, but also the great and eco-friendly design married with top of the line service and treatment. That’s Soneva Kiri Private Residences on Koh Kood, Thailand where you can own your very own hideaway by Six Senses. It will be truly an experience unparallel like no other.

Fractional Ownership – the future of second or vacation homes?

Fractional ownership seems to be the “Messiah” of owning a vacation home abroad. Without a doubt, this is definitely the trend in luxury real estate for the next years. Just recently, the World Forum on Fractional Ownership was held in London, England, an event which was sold out do to the overwhelming popularity of the hottest new trend in real estate. Professionals from all over the globe met to listen to hot market tips from fractional ownership gurus.

Fractional Ownership, unlike its predecessor vacation timeshare, offers the investor a real equity stake in the asset, in most cases the assets are vacation properties, or unique residences in idealistic locations.
The concept of fractional ownership developed in the US quite a time ago and is now on its worldwide march to victory. Many developer look closely to the opportunities given by fractional ownership and realize its potential long term benefits as a business model. In simple terms, it allows the participants to co-own an asset, and to share the costs, and to benefit from maximum utilization.

Take a look at the following example of great fractional ownership opportunity. Castello di Casole is a five star luxury resort and residence club currently under development. Located within easy proximity to Siena and Florence, this historic estate is also home to the 18th century Castello, what will house an intimate 41-suite plus luxurious penthouse hotel. Several villas are being restored or will be restored where you can purchase 1/10th share to become part owner of that property. This will enable you to spend a certain amount of time in the year in your property, but also rent it out for your income. The property is managed by a well known managing group, what will take care of all arising problems you would usually have to deal with. They also manage the rental of your property. This is a fantastic opportunity to own your own little Tuscany.

Florence – a well known medieval town on the Arno River, right in the heart of famous Tuscany region. It often gets called the “Italian Athens” because of its cultural importance in art. The city – founded in 59 B.C. – got its name by Julius Caesar who named the city after the “Roman goddess of flowers and growth of plant”. A long time, the city didn’t play a role like Pisa or Lucca, but around the 14th and 15th century it became very important and set ne standards in European’s art and culture scene. Many famous artists like Donatello, Botticelli and later on Michelangelo, Leonardo da Vinci and Galileo Galilee moved to Florence and the cultural history epoch of the Renaissance emerged. Today, Florence still host numerous samples of its rich history what makes the city a must go to visit when you travel to Italy. The city is also home of HQ of Gucci (one of the few labels not headquartered in Milano) and of some important branch offices of Prada and Roberto Cavalli, just to name a few.

A beautiful, classic style Florentine country estate, built in the 19th century and designed by architect Poggi (one of the Florence’s greatest architects), just came on to the market. Situated in a very convenient distance to the city centre of Florence and the airport sits this estate on almost 100 hectares of private land with woods and olives groves as well formal gardens and a lake. The main villa, stretching over three floors, is beautiful restored and boasts awesome views of the gardens and the surrounding countryside.

Mid-Winter Depression? Get yourself something nice to escape from it all...

While winter is hitting central Europe and even parts of Europe like the UK, where this kind of winter weather is very unusual, people might dream of sunny beaches, blue skies and start to think about where their holidays will be spent, or even buying a second home where they can escape such weather when they want.

There are many places in the world where it seems nice to spend your time and money, but only a few are worth it to think about. Great accessibility, stunning vacation lifestyle and service throughout are the key facts for the most of us. The Caribbean will be almost every ones first thought. One of my favourites in the Caribbean is Dellis Cay; a well designed and often reported about development on a beautiful island of the Turks and Caicos. A few of the most recognized architects of theses days, like Piero Lissoni, Shigeru Ban, Zaha Hadid and David Chipperfield, just to name a few, have been invited to design beach front villas, over water villas and resort residences. All feature each architect’s own style, far beyond the traditional Caribbean style and this development is to be one of the, if not, the, most outstanding Caribbean luxury development by far.

In contrast, I would like to mention Roko Ki on the Dominican Republic Island. The brand new development, launched in 2007 and soon to be open, is one of the most beautiful new resort developments in the Dominican Republic. Toped by the Westin® Roco Ki Beach & Golf Resort, featuring a Nick Faldo design golf course which was awarded as one of the “Best New International Course of 2008”, this eco-friendly development is nicely sited at one of the most beautiful spots on the east cost of the island. After completion, Roko Ki will be home to a few lucky people who’ve decided to own an oasis from it all on this beautiful island.

T.C. Boyles new book - Frank Lloyd Wright and „The Woman“

On February 4th 2009, T.C. Boyle published is new book “The Woman”. Once again, he is talking about another famous American and this time its Frank Lloyd Wright (1867-1959), one of the most visionary architects of all time. However, if you think that this will be a book about Mr. Wright itself and its architecture, you will be surprised. The book focuses on the woman alongside Frank Lloyd Wright’s. Did you know that Mr. Wright’s first employee was a woman? Marion Mahony is her name and she wasn’t only his secretary or housekeeper. Mahony became the world’s first licensed architect and joined Wright in its newly founded company after FLW got fired by Louis Sullivan for taking on outside commissions on the sly.

“The Woman” is the 13th book by T.C. Boyle what he wrote in its house, the famous Stewart House by Frank Lloyd Wright, built in 1910. Boyle is living here with its family since almost 10 years and appreciates the architecture of FLW since he saw it the first time.
There are only a few fine and rare examples of great architecture left these days and one of these architectural gems can be found in Vienna. Now, you may think of Richard Neutra who was born in Vienna in1892, but I am referring to another great architect of those days, Adolf Loos. Loos and Wright had a few things in common – Wright built his first house when he was 25 and Loos when he was 27, but both architects garnered acclaim for free-standing dwellings, although both designed many other kinds of well-known buildings. Loos made contact with FLW and Wright was asking him to contribute in one of its exhibitions about modern interior. If you like the architecture than you should check out this great and rare example of Adolf Loos in Vienna. Nestled on park-like grounds, the villa houses a lot of Loos’s interior design, kept in great conditions. It’s a remarkable and museum quality piece of architecture and rare to find throughout Europe.

Many of the sumptuous villas by the old-established foreign community, including Bled Targui, owned by Princess Henrietta von Auersperg, and Le Verger de l’Etoile Filante (Orchard of the Shooting Star), which belongs to Frederick Vreeland, the former United States Ambassador and son of Diana Vreeland, the famed fashion-setter and Editor of Vogue are changing hands to a new but not less elitist scene of Morocco lovers such as Jasper Conrad and Ralph Lauren.

Properties combine the best of European refinement, American comfort and Moorish culture. A very exclusive and rare example is riad “The Secret” or a very fashionable riad just around the corner. Both are fine examples of a great mixture of traditional architecture and design, enhanced by modern components and luxurious details. Even you don’t want to buy a property in Marrakech – you need to visit this dream of The Thousand and One Nights.

Is Berlin a heaven for tenants?

At this point, I don’t need to stress again how beautiful and exiting Berlin is. I’ve explained this adequately before and most of you know already that this is just true. There is one thing I recently came across that I wasn’t previously aware of – Berlin seem to be a heaven for rental tenants, as I’ve read in “EXBERLINER”, an English-language magazine for and about Berlin.

16 percent of Berliners live in their own property while the the national average is a much higher 52 percent. The story as to why Berlin has so many tenants, lodgers and passers-through starts almost 60 years ago when Berlin had a housing shortage after the Second World War. In addition, German civil code is another detail that supports this trend by giving tenants more rights than in other comparable countries.

While most rental contracts don’t have an expiry date, it is also very hard to get kicked out of your apartment except a few minor specific details (i.e. not paying your rent, landlord’s own use of the apartment) – tenants seem to be in paradise with laws that allow tenants to “feel at home”. So some Berliners have made subletting a profitable business. This model looks interesting if you have to leave town for extended periods because of work. The landlord is not allowed to influence the tenant’s life, so if they need to move to another place for a work-related reason, the landlord has to agree to a subtenant. Imagine, you buy a second home property in Berlin, a nice and well located apartment – you might be able to have covered your mortgage by subletting your flat on a short-term basis even you don’t have to. And all that can be managed by an agency specialized in such business. Feel free to contact us so we can get you a place to buy so you can sublet afterwards. How does that sound?

New York – a playground for architects.

Are buildings by those famous architects the new ‘Case Study Houses’ of the 21st century, but just on another scale?

For me, architecture can be very fascinating, but also very odious and unfortunately, that’s to often the case. However, New York is a pulsing metropolis with lots of good architecture, but more likely in a much more urban environment than other places. The challenges are more complex because of the spacing and many other building codes and restrictions. Nevertheless, very cool projects are on its way and a few of them just got noted by the New York Magazine’s list of top building designs for 2008. Beside my favorite, the “Bird’s Nest” by “Herzog & De Meuron”, what is looking like a rotating camshaft creating new looks from each angle you are looking at, there got also featured a dangerous looking and almost appearing toppling apartment building designed by OMA. Another noted one is a great development in Chelsea called HL23 by Neil Denari, situated right next to the “high line” – New York’s most innovative park project.

What I like the most is that more and more architects start to re-think their designs to meet energy saving standards and environmental friendly requirements. There is also an endeavor to smoothly integrate such new buildings in existing urban environments and neighborhoods, but with a context to the 21st century and that’s what it is referring them to be the “Case Study Houses” of the 21st century – at least in my opinion.

Living in New York or any other packed cities makes it very difficult to find a parking space for your car. Also you might be tired of scratches in your car paint, kicked off exterior rear-view mirror, snapped off antennas and all other dents and dings on your car.

If that’s the case, then you should look after a new form of inner city living. CarLoft© in Berlin is a pioneering modular loft scheme with a garden and a garage on every floor. All brand new flats are coming at least with one adjacent parking space known as the CarLoggia. Imagine, you are on your way home, tired from work, peeved by the traffic and totally frustrated by looking for a parking space near your house; what else could be better than just call the CarLift while you getting closer to the house (actually, this is happening automatically by a transponder in your car which knows that you are authorized to enter and also which story to take you to). You enter the lift who is already awaiting you and you will be brought up to your loft, right in front of your door. How much more lazy can life be?

Fractional ownership - the new way to buy vacation properties?

Fractional ownership is getting more and more interesting for all those who are looking for a second home anywhere in the world. This investment model seems very interesting for individuals who are not named on the Forbes 500 list. With the fractional ownership model you will be able to buy a share within one of the worlds most luxury developments without spending millions to purchase the whole property. Most important is to choose a location what is considered to be a hotspot or sought-after. Also important is to take a look at the management company who is operating the resort. This will ensure that your investment will be in good hands and your expected rental income is being managed and optimized. We can offer a great opportunity of fractional ownership at one of Tuscany’s most noted resort “Castello di Casole, a 5 star Tuscan resort and residence club, where restored farmhouse villas are available for whole or fractional ownership. The development has been just recently awarded as „Best Development in Italy”, “Best Renovation” and “Best Luxury Development” at the 2008 “homes overseas awards” in London. From its launch, Castello di Casole has upheld absolutely the highest standards in every aspect of its operation from its sensitive architectural construction and luxurious interiors to the exemplary service levels throughout the estate.

The same business model, but just a few thousand kilometers west – Rõco Ki at the Dominican Republic. This new development offers fractional and whole ownership as well. It will be operated by the Westin Rõco Ki Beach & Golf Resort or by an own management group of the Rõco Ki development.

Are Portugal and Spain ready to rebound soon?

Spain, more likely hit by the worldwide turmoil, and Portugal seem to be on their jump back on everyones vacation property list - at least for golf properties.

A recent report by KPMG identified Portugal and Spain as the countries likely to emerge as the next “hot spots” for golf. Golf tourism is expected to continue to grow more quickly in Portugal than any other country in Europe, including Spain. Green fees on a weekend round on a course cost only an average of €78 in Portugal compared to €121 in the Emirates. Just add the year round mild temperatures and Portugal’s golden beaches and sunny blue sky’s and you will definitely consider Portugal your next second home location. There are several amazing golf property developments like the “troiaresort”, one of the most exciting new developments in Portugal. This exclusive residential and golf resort is located south of Lisbon on a spectacular ocean peninsula setting, featuring more than 12km of amazing beaches and encompassing the existing championship Tróia Golf course designed by Robert Trent Jones Sr.

Golf properties in Spain spoil their residents with exclusiveness and stunning setting like at the La Zagaleta Country Club, located at the heart of one of the most sought-after areas of the Costa del Sol and only a few kilometers from famous Puerto Banús. Residences in this area belong to the most desirable real estate in Spain and feature luxurious lifestyle throughout. Palazzo delle Luce is one of the most important mansions within La Zagaletta Golf & Country Club and offers quality and luxury finishing and interiors. No less remarkable are properties in Marbella. Marbella, famous as celebrity hot spot, offers numerous stunning villas in one of Spain most well-known location. Beautiful beaches, great nightlife with restaurants and bars and private estates near some of Spain’s best golf courses can be found at this idyllic spot.

But, with a little bit more forward thinking and paying attention to analysts and markets, I can see some real estate markets most likely to rebound. Some other markets have seen no dramatic slump in interest or demand and even further, there are still properties on the market we dream of. Take for example Morocco. While some regions in Morocco are experiencing a decrease of visitors along with buyers, Marrakech, a vibrant city and labeled the meeting point of Africa, is still a hot spot not only by the French Jet set like seen at the Marrakech International Film Festival last week. People love the flair and openness of Marrakech and its inhabitants. Prices for golf villas and historical riad’s increased over the last years and there are a few gems which belong to the world’s best real estate. Take this ‘once in a lifetime’ riad “The Secret”, right within the ancient city of Marrakech also called the Medina. This truly hidden jewel is Marrakech’s Medina biggest privately owned Villa and only a short walk off the square Djemaa el Fna and its surrounding souks. The villa of approx. 30’000sq.ft living area features a stunning indoor pool, 3 Hamam, a stunning 360° panoramic view roof deck and a very rare to find 3 car garage for maximum privacy. This property is a perfect getaway and family retreat to relax and enjoy the beauty of its medieval town and bustling, colorful life. Click here for more information on this ‘dream of the Thousand and One Nights’ or visit www.wetaginternational.com
